Having been in the business for more than 30 years, we have seen a large number of house plans which looked good at first glance. However, upon closer examination, many of these plans were found to be lacking large amounts of needed information. If a house plan is not easy to navigate or is not thoroughly detailed, then the builder is left to guess at the designer's intentions. This often means that he will "pad" his bid to make sure that he covers any unknown construction costs that may arise.
When you decide on a house plan, you're also choosing a way of life. Do you host dinner parties often, or do you only step inside the dining room on holidays? Today, many families forego a dedicated formal dining room. Instead, a casual eating nook connected to the kitchen accommodates week-night meals, Little League pizza parties and all their entertaining needs. If you work from home or have school-aged children, an office or study may be a necessity. Think about the rooms and how you and your family will use them.
You may also find out after looking at several sets of stock house plans that one is your dream house. Depending on your house building plans, this could save you thousands of dollars in architect fees. If you do order a set of stock house plans, check with the company first to see if you can exchange them later if you want a different plan. Some blueprint suppliers will give you up to 90% credit toward a different set if you return the original plans.
Some small homes have two floors and come with or without a basement. Some more common small homes have crawlspaces for extra storage. Traditionally they have a room off the kitchen which you can place a washer and dryer. These house are frequently Cottage or Bungalow style.
