Streets and topography may be the main determinates of a house's orientation, but it's also a good idea to consider sun exposures when possible. A homeowner might reorganize a floor plan to take advantage of morning and afternoon light. Martin says that covered porches that face a southern exposure can help block out heat and sunlight.
There are a few aspects that you must finalize in your mind, before looking at the different online designs. You need to visualize the structure of the house with respect to whether there should be a basement, how many storeys you would like to have, the number of garages that you want, whether you wish to have any outside water pond, the size of the house, the sizes of the different bedrooms, kitchen, living area, etc., and the amenities that you want like bathroom tubs, sinks, and fireplace.
Remember that plans are not necessarily "as is." Builders can use a reverse set of plans (sometimes called a mirror image) to better site a house. It's also possible to hire an architect or modification service to personalize a plan. Ask if reproducible prints or electronic CADD files are available for the selected plan. Either will make the alteration process quicker and easier.
Where to find small house plans : If you are interested in small house plans you should always look for the best deals on blueprints. Blueprints or plans are available from a variety of sources and at many different prices. Two of my favorites are coolhouseplans.com and dongardner.com. Plans from coolhouseplans have prices ranging from $585 for five sets of blueprints up to $1,175 for CAD files. If you are not familiar with CAD files, these are Computer Aided Drawing files, meaning that they provide all the information needed to build the house on CD-ROM and have blueprints that can be printed and as often as needed and in any quantity.
